Application for Subdivision


How to Apply for Subdivision or/and Development of land or/and building?

Step I : Determine what type and size of development you wish to submit:-

Different types or size of development requires differing submission requirements and procedures. There are three different type of submissions:-


(a)

Agriculture Subdivision - i.e. each of the subdivided lot has a minimum of 4047 sq.m. (1 acre upon subdivision).


(b)

Subdivision and Development for residential uses - with area of less than 4047 sq.m. (1 acre) of 4 units or less of 2-storeys detached house.


(c)

Subdivision and development of land for residential purposes, other than those in step 1(b) above/ and for any other land uses.

Step II : How to submit your application?

A.

For subdivision or/and development of land under step 1(a) and (b)


1.

Purchase Form Q, cadastral plan, extract of title from the Divisional office of the Land and Survey Department, where the land under application is located;


2.

Prepare a plan of subdivision and development of land or / land building to scale in accordance with the State Planning Authority's (SPA's) plan format, showing the manner of subdivision, roading pattern and road reserves width, building setbacks, wherever relevant


3.

Obtain a letter consent of caveator if the land is caveated.


4.

Submit the following documents and plans to the Divisional Superintendent of Lands and Surveys where the land is situated and pay the relevant submission fees:

Alternatively:

Commission a consultancy firm (of "Qualified Person registered with the State Planning Authority") whereby the consultant will do all the above for a fee.

B.

For Step I c above, it is by requirement that all applications under this category have to be submitted by Qualified Person(s) registered with the State Planning Authority (SPA). The applicant/landowner should consult such a person for details of submissions.
